    Probably works more like a condo association so you are probably obligated to commit a certain amount of dues or fees per year, but with more rentals you may get some back or use that for future reserves, major purchases, etc.

          Airdrie Track No especially not by 2015 most likely never and even less likely than never if Jays track does get approval and starts work soon.

          Jays track out at Badlands is looking good I would say 85%+ chance it will happen. Only real issues I can see is some unforseen public issue pops up at the final readings but they have covered there asses pretty well. Or they might not have the financial backing they hoped for because some of the racing money that could have gone to them is tied up in the proposed Airdrie track

            $45M? I guess if you use other people's money, and you get enough of them, it doesn't matter what it costs. But I have done the math a bunch of times, what exactly is he building? I assume he is doing a Platinum Equity and will sell the land to the development for 11ty billion $. Or is that the total complete budget with Disney north, all the hotels and amusement rides, and such for wally world.

            Development NEVER goes smooth. Maybe if he is sandbagging the $45M, and thinks it will be $20m, then the $45M is a good number. Sadly, the more I hear about this, the more I don't think it will work. I hope I am wrong, but if you have $100m in the bank and the land, it still wouldn't be a sure thing.

            I like how no one is in real estate, yet they will develop the most splendidly good track. I used to charge $250/hr for commercial real estate advice, with over 10 years experience in development and finance. I have offered my services free to both, they know better, never even took my info.

            Speaking of mega rich people, I thought the cardell guys (formula ferrari guys) were behind the airdrie one. Accounting firm manager? Oh boy, I have said too much already. Maybe he will be ok. I hear JayP is providing some advice to them, along with cardell guys, will help a lot.
