couches are Elite Leather out of California. They are top of the line couches that were sitting away at my old employers furniture store. I went in there looking for a coffee table and stumbled across the couches in the backroom. reg price $6900, marked down to $3100 because they needed them gone.
Got the 3 seater couch, the arm chair and ottoman. Perfect fit....and oh my god so much comfy.

I have put some aluminum turkey wrap under the vent behind the AV cabine to deflect the heat. It seems to work pretty well.

two harman kardon speaker stands L & R of the fireplace.

I am then going to build a small shelf on the slate to mount the center channel on and mount that there. It actually doesn't sound bad on the floor in front of the fireplace but i'd like it up and mounted properly.

Then doing the rears at ear height behind the 3 seat couch. Need to do that this week actually.

Re: When modding things actually adds value....

Yeah im just setting up my home theatre at the new homebase as well (actually live on blairs street, assuming he hasnt moved in the last couple years lol)...I didnt put in nearly as much effort however :P My rears were luckily pre-wired, and I was way too lazy to mount the TV on the wall so I just ponied up for a bamboo TV stand at crate and barrel.

Kudo's to you for putting in the effort man. That looks like it was a pain in the ass!

Yep all parking spots are titled and taxed these days, but I think they are pretty uniform around the core. What building are you in James, Union? Colours?

you have to pay tax on a parking stall in your building? That is whack.

Yes but think of it this way you pay tax on a garage it is in your property value with your house, for us we just get it on a separate bill, I think it is going to be about $110 this year.

Actually, none of the above hah. I suppose I should have said your avenue. Im in a building called the mackenzie (corner of 15 and center). Really liking the building...good views, 1200sqft...no complaints here

PS - you should try out Hudsons (12 and 5)...pretty decent spot!
